Building Information Modeling (BIM) is an intelligent 3D model-based process that gives architecture, engineering, and construction (AEC) professionals the insight and tools to more efficiently plan, design, construct, and manage buildings and infrastructure. Whether growing a new Building/Facility and/or working with existing “Truth of Facilities Assets”, Laser Scanning (LiDAR) is an ideal technology for Building Information Modeling (BIM) and widely known, accepted, and acknowledged for its efficiency, accuracy, and level of detail. Using our “Scan to BIM” process, a “Laser Scanner” is used to capture an accurate 3D-scan of the real-world conditions on a project (“Reality Capture”).

We import your scanned data into a 3D modeling environment (via Autodesk ReCap Pro to Autodesk Revit) to create either accurate "as-built models" or to "inform the design" with the real world conditions. We understand that Control Functions are at the heart of any facility and the Primary Systems that balance air, vapour and climate are dependent on a solid “roof” and “deck”, all of which have an effect on Barriers, Drained Screens, and Mass Storage Systems. The "non-contact nature" of Infrared Thermography makes it ideal for a wide range of applications where components are moving, very hot, dangerous to contact, difficult to reach, impossible to shut off, or could be contaminated or damaged through contact; thus, given the complex makeup and diversity of Commercial, Residential and/or Industrial Buildings, it remains our preferred Diagnostic Technical Support.
Speaking for, as, and of Safety always, Infrared Thermography remains the most frequently citied and preferred inspection tool used to decrease downtime, production losses, power outages, fires and catastrophic failures which always equate to human loss.
We use FLIR ® Systems Radiometric Cameras which record Thermal Infrared Data in every image pixel and as a result, they are unlike any other Infrared Camera. Our Level 2 UE Systems Certified Ultrasound Sonographers, are equipped with sophisticated instruments and are able to monitor “sound” through specialized software providing for comprehensive condition monitoring programs. By focusing on a narrow band of high frequencies, Airborne/Structureborne Ultrasound Probes detect subtle changes in amplitude and sound quality produced by any operating equipment inside a Building regardless of the size of the equipment and/or facility. Normally undetectable sounds are blended using a process called Hetrodyning into the audible range where they are heard through headphones and observed on a display panel for trending, comparison, and analysis.
Using data logging, alarm groupings, sound sample recordings, and spectral analysis, our Ultrasound/Ultrasonic Technicians can easily analyze, interpret and perform Air Leak Surveys, Mechanical and Electrical Equipment Fault Detection, Steam Trap Analysis and Valve Testing. Our reports come prepared in a wide range of formats that include graphs, charts and other relevant images which are easily referenced and clearly written to support and quantify potential issues. Given the prevalence of sound in the natural world, Airborne/Structureborne Ultrasound Surveying is one of the most reliable detection methods available and used in many facilities for Safety, Environmental Energy, Reliability Centered Maintenance & Condition Monitoring Programs for that reason.
Partial Discharge or Tracking occurs where there is a low current pathway to ground across an insulator. There is a buildup and discharge of the voltage that produces "popping" sounds. The discharge peaks correspond to the "popping" sounds
With Arcing, the discharge "fase to ground" is a high current pathway across an insulator. This is a "burst of energy" that has a long duration discharge. The "buzzing" Sound that is heard with Corona and the initial stages of Tracking is not heard with Arcing. The "burst of energy" is known as "Arc Blast" and is invariably fatal.
A compehensive Airborne/Structurebonre Ultrasound Survey can prevent this danger from becoming a reality.
Vibration Analysis is an extremely technical discipline which can be used across any domain of Building Sciences to exploit several aspects of the testing and diagnosis process for Facility Condition Monitoring to Defect Detection. Our staff are Mobius Institute Graduates and Certified Vibration Analysts who employ Non-contact High-speed Wide Bandwidth Displacement Laser Sensors (vs limiting traditional Accelerometers) to measure, diagnose and help prevent issues with all associated Building/Facility Machinery through the process of measuring the vibration levels and frequencies of targeted equipment and using that information to determine the “health” of the machine, and its components. We rely on the Fluke 810 Vibration Diagnostic Instrument which allows highly accurate and localized analyses to be performed without any risk to the Inspector.
