BUILDING INFORMATION MODELLING (SLAM LIDAR/LASER SCANNING)

"A PICTURE SAYS MORE THAN A THOUSAND WORDS"

At ACCESSiFLY, the old axiom “a picture says a thousand words” could not be more accurate and with that altruism, we believe the image must be clear and as with all healthy Buildings, that must begin with a solid foundation, and clear picture to support all aspect of Condition Monitoring and Product Data Management (PDM).

Building Information Modeling (BIM) is an intelligent 3D model-based process that gives architecture, engineering, and construction (AEC) professionals the insight and tools to more efficiently plan, design, construct, and manage buildings and infrastructure. We utilize cutting edge Autodesk Software (Revit & Civil 3D) alongside a unique approach to real world BIM/GIS Integration with existing ESRI GIS Products and our own Integrated GIS/Building Science (BIM) Mobile Application beginning with in field “Reality Capture”.

"LASER SCANNING" & SLAM

Whether growing a new Building/Facility and/or working with existing “Truth of Facilities Assets”, Laser Scanning (LiDAR) is an ideal technology for Building Information Modeling (BIM) and widely known, accepted, and acknowledged for its efficiency, accuracy, and level of detail. Using our “Scan to BIM” process, a “Laser Scanner” is used to capture an accurate 3D-scan of the real-world conditions on a project (“Reality Capture”).

At ACCESSiFLY we rely on the Autodesk/Leica BLK2Go Handheld SLAM Laser Scanner, which is the smallest, fastest, and most accurate “Laser Scanner” & “Reality Capture” tool available today. SLAM LiDAR (Simultaneous Location And Mapping) is the future of “Laser Scanning” and is a complex technology that allows the Technician to “move” with the unit in real time, both cutting capture and “site times” down to simple minutes and short hours as they continue to walk through the facility with the Autodesk/Leica BLK2Go Handheld SLAM Laser Scanner vs being forced to mount a "Stationary/Standard Scanner" on a Tripod and wait until capture is complete,  setup, calibrate/re-calibrate, etc., then relocate again and repeat this process until the scan captures the entire facility, taking days and weeks.

AUTODESK 360 BIM SOLUTIONS

We import your scanned data into a 3D modeling environment (via Autodesk ReCap Pro to Autodesk Revit) to create either accurate "as-built models" or to "inform the design" with the real world conditions. We are able to tag assets, deploy further customized tools via our  Integrated GIS/Building Science (BIM) Mobile Application as well as enable Augmented Reality & Virtual Reality simulations to assist Facility Services Engineers, Team Leaders and Project Managers with full asset management and deployment of Field Crews.

BIM is the visual foundation of any Building Science and Condition Monitoring (PDM) Program.

ENVELOPE DIAGNOSTICS & REPORTING

OUTER & INNER SHELL ANALYSIS

OUTER & INNER SHELL ANALYSIS

OUTER & INNER SHELL ANALYSIS

At ACCESSiFLY, we approach The Building Envelope as a 360 Degree Organic Environment, with no one specific part more vital than the next. We understand that Control Functions are at the heart of any facility and the Primary Systems that balance air, vapour and climate are dependent on a solid “roof” and “deck”, all of which have an effect on Barriers, Drained Screens, and Mass Storage Systems. Beginning with the elements of the Outer Shell that maintain the dry, heated, and cooled indoor environment and facilitate its climate control, we move towards Scanning and Imaging as an integrated quantitative assessment to ensure balance occurs across the integrity of the Support (Structural & Dynamic Loads), Controls (Energy Flow), and Finish (Aesthetics).

OUTER & INNER SHELL ANALYSIS

OUTER & INNER SHELL ANALYSIS

We provide Total Building Envelope Diagnostic Imaging & Reporting using both Terrestrial (”On-foot”) and/or Aerial (RPAS/”Drone”) Optical (RGB), Thermal Infrared and Multispectral Scanning for both Flat and Pitched Roofs. Our diagnostics include full resonant imaging of all Internal and External Wall Systems including comprehensive analysis of Water/Moisture Infiltration and Exfiltration Penetration Barriers, Drainage and Surface-sealed Walls as well as Pressure Equalization Wall Systems, taking into account connections and interactions with materials which we know by experience are the main factors that determine the effectiveness and durability of the Building Enclosure System.

DIAGNOSTIC IMAGING

Whether we are performing Air Barrier System Tests, measuring Convection Loops for Heat Loss, or Interstitial Condensation, analysing Thermal Bridging for the purposes of determining the Continuity of Insulation and Air Leakage, our skilled technicians understand that the "Entire Envelope” must be considered, and our comprehensive Membrane and Envelope Diagnostic Imaging Reports are unlike any other in the industry; backed by ASNT, ISO, and ITC/FLIR Level 3 Certification from our own experienced field Engineering in-house professionals (we DO NOT outsource our work to 3rd Party Inspectors and/or Inspection Services).

THERMAL INFRARED IMAGING (INFRARED THERMOGRAPHY)

THE CORNERSTONE OF MODERN PREVENTION ANALYSIS & DEFICIENCY ASSESSMENT

Missing, damaged or Inadequate Insulation, Building Envelope Air Leaks, Moisture Intrusion, and substandard work are costly to Commercial and Residential building owners. A legal and bonded Terrestrial (“On-foot”) Infrared Thermography Inspection carried out by itself and/or in tandem with one of our Aerial Thermography assessment reports, conducted by one of our Level 3 ITC Certified Infrared Thermographers is the cornerstone of modern Prevention Analysis & Deficiency Assessment. Reporting & Diagnostics.

The "non-contact nature" of Infrared Thermography makes it ideal for a wide range of applications where components are moving, very hot, dangerous to contact, difficult to reach, impossible to shut off, or could be contaminated or damaged through contact; thus, given the complex makeup and diversity of Commercial, Residential and/or Industrial Buildings, it remains our preferred Diagnostic Technical Support.

Speaking for, as, and of Safety always, Infrared Thermography remains the most frequently citied and preferred inspection tool used to decrease downtime, production losses, power outages, fires and catastrophic failures which always equate to human loss.

OUR RADIOMETRIC CAMERAS

We use FLIR ® Systems Radiometric Cameras which record Thermal Infrared Data in every image pixel and as a result, they are unlike any other Infrared Camera. ACCESSiFLY own and operate the highest end and most modern FLIR ®  Radiometric Thermal Infrared Cameras (for both Aerial & Terrestrial applications). We can inspect a roof, building, server room, sound studio, home etc. in minutes “on-foot” with these devices– when it used to take hours.

All our cameras are GPS enabled (handhelds inclusive) allowing for seamless integration with any number of our Integrated GIS/Building Science (BIM) Mobile Application and we can re-inspect with sub-centimeter Survey Grade Accuracy once needed repairs have been made ensuring the problem has been corrected.

AIRBONE/STRUCTUREBORNE ULTRASOUND SCANNING

Our Level 2 UE Systems Certified Ultrasound Sonographers, are equipped with sophisticated instruments and are able to monitor “sound” through specialized software providing for comprehensive condition monitoring programs. By focusing on a narrow band of high frequencies, Airborne/Structureborne Ultrasound Probes detect subtle changes in amplitude and sound quality produced by any operating equipment inside a Building regardless of the size of the equipment and/or facility. Normally undetectable sounds are blended using a process called Hetrodyning into the audible range where they are heard through headphones and observed on a display panel for trending, comparison, and analysis.

Using data logging, alarm groupings, sound sample recordings, and spectral analysis, our Ultrasound/Ultrasonic Technicians can easily analyze, interpret and perform Air Leak Surveys, Mechanical and Electrical Equipment Fault Detection, Steam Trap Analysis and Valve Testing. Our reports come prepared in a wide range of formats that include graphs, charts and other relevant images which are easily referenced and clearly written to support and quantify potential issues. Given the prevalence of sound in the natural world, Airborne/Structureborne Ultrasound Surveying is one of the most reliable detection methods available and used in many facilities for Safety, Environmental Energy, Reliability Centered Maintenance & Condition Monitoring Programs for that reason.

HEAR & "SEE" THIS

Partial Discharge or Tracking occurs where there is a low current pathway to ground across an insulator. There is a buildup and discharge of the voltage that produces "popping" sounds. The discharge peaks correspond to the "popping" sounds

PREVENT THIS

With Arcing, the discharge "fase to ground" is a high current pathway across an insulator. This is a "burst of energy" that has a long duration discharge. The "buzzing" Sound that is heard with Corona and the initial stages of Tracking is not heard with Arcing. The "burst of energy" is known as "Arc Blast" and is invariably fatal.

A compehensive Airborne/Structurebonre Ultrasound Survey can prevent this danger from becoming a reality.

VIBRATION ANALYSIS

Vibration Analysis is an extremely technical discipline which can be used across any domain of Building Sciences to exploit several aspects of the testing and diagnosis process for Facility Condition Monitoring to Defect Detection. Our staff are Mobius Institute Graduates and Certified Vibration Analysts who employ Non-contact High-speed Wide Bandwidth Displacement Laser Sensors (vs limiting traditional Accelerometers) to measure, diagnose and help prevent issues with all associated Building/Facility Machinery through the process of measuring the vibration levels and frequencies of targeted equipment and using that information to determine the “health” of the machine, and its components. We rely on the Fluke 810 Vibration Diagnostic Instrument which allows highly accurate and localized analyses to be performed without any risk to the Inspector.

Vibration analysis methodology is divided into four principal domains:

  • Time-domain
  • Frequency-domain
  • Joint domain (Time/Frequency-domain)
  • Modal Analysis

Each domain provides specific information on the working conditions and features of the vibrating part such that the tested part can be identified precisely by its own signature in order to detect Abnormal Performance or Latent Defects.
